Choosing A New Garage Door For A New Jersey Home

A garage door is a third of most New Jersey street elevations and the largest moving object in the house. Here is what to weigh before signing.

Insulation Is The Decision That Pays You Back

R-value measures resistance to heat flow, and on garage doors it ranges from effectively zero on a single-skin steel panel to the high teens on a polyurethane-injected sandwich door. If your garage is attached, shares a wall with a finished room or sits under a bedroom, insulation stops being a comfort item and becomes an energy item.

Polystyrene panels are the budget middle ground — foam board slid into the panel cavity, decent numbers, modest cost. Polyurethane is foamed in place, bonds the steel skins together, and delivers both a higher R-value and a substantially stiffer, quieter panel. In our experience the stiffness matters as much as the thermal number, because a rigid door tracks straighter and rattles less.

  • Detached, unheated garage: insulation optional
  • Attached garage: R-9 or better is the sensible floor
  • Living space above or beside: choose polyurethane
  • Workshop or gym use: go as high as the budget allows

Material: Steel, Wood, Composite Or Glass

Steel is what most New Jersey homes get, and for good reason — it is dimensionally stable, low maintenance and available in every style from flush contemporary to raised-panel traditional. Look at gauge: 24 or 25 gauge resists dents far better than the 27 gauge on the cheapest doors.

Wood delivers a look nothing else matches, particularly on older colonials and carriage-house conversions, and asks for refinishing every few years in our freeze-thaw climate. Composite and faux-wood overlays split the difference, giving the grain appearance on a steel or fibreglass core that shrugs off humidity.

Full-view aluminium and glass doors have moved from commercial into high-end residential, and they work beautifully on modern builds. They are heavy, which means the spring system and opener must be specified accordingly — a detail that gets missed by installers quoting from a catalogue instead of measuring.

Wind Load, Salt Air And Our Weather

Shore and bayfront towns face design pressures inland towns do not, and some municipalities require wind-load-rated doors with reinforcing struts and heavier track. Even outside those zones, a reinforced door survives nor'easter gusts better and keeps the panel from oil-canning under pressure.

Salt air and road brine both attack the bottom section first. Hot-dipped galvanized hardware, stainless fasteners near the floor and a good bottom seal buy years of life in Monmouth, Ocean and Hudson County installations. It is a small upcharge that shows up as an absence of rust five winters later.

What A Professional Installation Includes

Measuring is not just the opening. Headroom above the opening, backroom depth into the garage, side room for vertical track and the position of any obstruction all determine which track configuration and which opener will physically work. Low-headroom kits and jackshaft openers exist precisely because so many older New Jersey garages are tight.

The installation itself means removing and hauling away the old door, mounting new track plumb and square, installing a torsion system sized to the finished door weight, fitting the seal and stop moulding, and setting up the opener against the new door rather than the old one. Everything gets balance-tested and reversal-tested before we hand it back.

Ace installs residential doors statewide with manufacturer warranties on the door and our own workmanship warranty on the install. We quote in writing, including hardware and haul-away, so the number you approve is the number you pay.

  • Precise headroom, backroom and side room survey
  • Old door removed and disposed of
  • Torsion system sized to the new door's weight
  • Perimeter seal and bottom astragal fitted
  • Opener recalibrated, remotes and keypad programmed

Timeline And Next Steps

Most residential replacements are a single-day install once the door arrives, with lead times driven by the manufacturer and any custom colour or window configuration. We measure and quote first, order second, and give you a firm install window rather than a vague week.
